Proposed Master Plan of the Park

Background

The park envisages to have integrated facilities for Weaving & Garmenting with a future scope to expand, with all the support services, offering forward and backward linkages, within the Park to make it a self-reliant Integrated Textile Park.

The Master Planning exercise aimed at finalising physical sitting of industries, ascertaining location and level of infrastructure (physical & social) and determining the inter and intra circulation has been carried out pursuant to detailed analysis of the site, assessment of immediate surroundings and understanding the requirement of various vectors of the textile industry that are proposed within the Park.

Planning Concept

The concept of the proposed Park is derived based on the requirements of the entrepreneurs, and functionality with self-contained facilities. The Park shall be environment friendly facility comprising of physical and common infrastructure components interwoven with green spaces. The master plan has been conceptualized considering the opportunities and constraints of the site.

The concept is guided by the applicable development guidelines of the Directorate of Town & Country Planning, Government of India . The design philosophy revolves around prioritizing various aspects viz., circulation, zoning, land suitability, environmental sustainability and topography to optimise various land uses.

In order to achieve a Master Plan responsive to the site conditions and to the requirement of the textile vectors, inferences were drawn from the primary information provided by the SPV and also from critical analysis, through primary and secondary sources, of various other Parks/ theme based Parks in India.

Master Plan

The guiding principles utilized for preparation of the Master Plan emphasize Integration of aesthetics, environmental concerns, functional requirements and technological innovation with various attributes of planning like land use distribution, zoning, transportation, infrastructure, design, building guidelines & regulations by giving them due consideration. The interdependence and at the same time, individuality, of the units was also kept in focus.

The guiding principle of the master plan is to incorporate the principles of an eco-industrial park by maximizing green space and open spaces, and provision of green belts. The design envisages 82 GTPPL functional and accessible work places by incorporating prudent and scientific planning principles and includes the following:

  • Rectangular plots, wherever possible, with ratio of plot width to length of 1: 1.5
  • Location of process and non-process activities.
  • Providing efficient access to the main road from all sides of the park.
  • A central common facility centre interwoven with green spaces
  • Provision of infrastructure facilities based on the site characteristics, topography and functionality.

The design brief specifies provision of all plots with supporting physical and common infrastructure. Various components planned in the Park are presented in the Table 14 below:

Total investment in the park is estimated to be Rs 310.0.0 Cr & Revenue generation is around Rs 625.95 Cr

Land Use Plan

The land use plan places strong emphasis on open and green spaces and the area under industrial plots is about 54% of the aggregate area. Common Infrastructure & Facility area is around 12% of aggregate area. Green and open space including roads is distributed across the area and constitutes 34% of the total area. The proposed land use distribution pattern is presented in the Table Below
